What is deeded easement?

Buddy of mine bought 17 beautiful acres. Then it rained for two weeks and half his land was under water and the rest was spongy. He was lucky to get rid of it.

Walk over the property after a couple of days of heavy rain. Maybe the neighbor doesn't want anyone to buy the land?

A wet area isn't necessarily a bad thing. I have an area on my land that is "wet", there are a few springheads that feed the main stream. I just left the area undeveloped and it's fine.

I talked to my realtor buddy, and the owners had a perc test done. It was said to come back fine. He is going to send me the land survey that was done as well for me to look over. What will this show?

I will get another perc test done if I decide to buy just to ease my mind. I'm going to go tomorrow and walk it over to see how well it's dried up from the large rains we got last week.

I got the feeling the neighbor was just not wanting anyone buying the land afraid I would build a subdivision on it or something, but he could be accurate. There are some spots that might be low. I won't know till we walk it.

There are 8.5 acres most if not all are treed so it would require lots of clearing. I'm figuring there are plenty of spots to build me a house that wouldn't be a wetland type issue, but who knows.

Anything we should look for when we walk it?

If you got the perc issue settled and the utilities aren't a problem, I'd just look for a good building site...
